PropStudioOS — Every render matches the building you are selling.

Governed property visualisation. PropStudioOS turns the building model and the designer’s finish schedules into approved marketing visuals — hero stills, aerials, panoramas, fly-throughs and explorable tours — that stay consistent across every unit type and finish package, are checked before they reach review, and keep a record of how each one was made.

Why do property visuals drift from the building?

Off-plan buyers buy from images. Those images are usually made one by one, by hand or by a generator that guesses, from a brief someone retyped from the drawings. Three things go wrong.

The render drifts from the drawings

A visual made by hand, or by a generator that guesses, shows a window that is not there, a bigger balcony or the wrong kitchen. Off-plan buyers buy from those images.

Every unit type is a separate job

Fifty unit types and three finish packages become a long list of separate briefs, each priced and reviewed on its own, and the set never quite matches.

Nobody can say where an image came from

When a buyer, a broker or a regulator asks which drawing a render was made from, the answer is an email thread.

What is PropStudioOS, and who is it for?

PropStudioOS makes property visuals from the design itself: the building model and the designer’s finish schedules. Every unit type, in every finish package, is shown from the same record, checked, and stamped with where it came from.

Developers

Sales and marketing teams launching off-plan projects, who need every unit type shown accurately and on time for the launch.

Architects and interior designers

Design teams whose drawings and finish schedules become the source of the visuals, instead of a brief someone retypes.

Brokers and sales galleries

Teams who share tours and films with buyers by link and need them to match what is being sold.

Which visuals does it produce?

Everything a launch needs, per unit type and finish package, from one record of the building.

Hero stills and aerials

Interior, exterior and site stills, including aerial and entrance views, for brochures, portals and the sales gallery.

Fly-throughs

A moving camera through each unit, room by room, on a route the marketing team can review and adjust on the floor plan before the film is made.

Panoramas and tours

Explorable views a buyer opens from a link, with no app and no sign-in.

Dollhouse cutaway

The whole unit seen from above with the roof lifted off, so a buyer understands the layout at a glance.

Finish packages and staging

The same unit shown in each finish package the developer sells, furnished from the designer’s own schedules, not from a stock look.

Site plans to 3D

Masterplans and site layouts drawn or uploaded once, then shown in 3D for halls, plots and common areas.

How does it keep every visual accurate?

The difference is not the renderer. It is that nothing reaches a reviewer, a broker or a buyer without being checked against the building it claims to show.

Declared once, used everywhere

Units, finishes and staging are taken from the building model and the designer’s schedules, and locked. Every visual is made from that one record.

Checked before review

Each visual is checked against the locked record before anyone is asked to approve it, so reviewers judge the image, not whether it matches the drawings.

Provenance on every asset

Which model, which revision, which parent assets: recorded as the work is made and attached to the file, not reconstructed afterwards.

Your hardware or rented capacity

Visuals are rendered on hardware the developer controls, or on rented capacity when that is simpler. The governed process is the same either way.

What does it work with?

The open building-model format the industry already exchanges, the designer’s own schedules, and the access controls a developer’s IT team expects.

  • IFC 2x3 and IFC4 building models
  • Revit and other BIM tools via IFC export
  • Designer finish schedules
  • Unit types and finish packages
  • Content provenance on every asset
  • Single sign-on and multi-factor sign-in
  • Role-based workspaces
  • Buyer links with no sign-in

How do we start, and how do we pay?

Start with a walkthrough on a sample building model, then one of your unit types run end to end. PropStudioOS is bought one of two ways.

Licence

Your own instance, white-label and source-available, deployed where you choose and configured to how your projects launch.

Per transaction

Outcome-as-a-Service: Xamun invests the build and runs it with your team, and is paid a fee per transaction the system processes.

Questions developers ask

What does PropStudioOS need from us?

The building model as an IFC file, exported from Revit or another BIM tool, and the interior designer’s finish schedules. Approved CGIs and mood boards can be added as design references.

Which visuals does it produce?

Hero stills, exterior and aerial views, fly-through films through each unit, panoramas and tours a buyer opens from a link, a dollhouse cutaway, and site plans shown in 3D.

How does it keep renders consistent across unit types?

Units, finishes and staging are declared once from the model and the designer’s schedules, then locked. Every visual is made from that record and checked against it before review, so a unit type shown in three finish packages is the same unit three times.

Can buyers view the visuals without an app?

Yes. Tours and films are shared by link and open in a browser with no app and no sign-in.

How do we know where a visual came from?

Every asset carries its lineage: the model, the revision and the parent assets it was made from, recorded as it is made and attached to the file.

Where do the renders run?

On hardware the developer controls, or on rented capacity when that is simpler. The process and the checks are the same either way.

Does PropStudioOS replace our visualisation agency?

It replaces the repetitive part: every unit type and finish package, made consistently from the drawings. Agencies and in-house designers can still art-direct the signature images.

How is PropStudioOS bought?

Two ways. As a licence, deployed as your own instance, white-label and source-available. Or per transaction under Outcome-as-a-Service, where Xamun invests the build and is paid as the system runs.

How do we see it?

In a walkthrough with your sales and design leads, on a sample building model. Xamun then runs one of your unit types end to end as the first step.

Bring us one unit type

Send the building model and the finish schedule for one unit type. We will walk your sales and design leads through it in PropStudioOS, from the model to the approved visuals.
